We’ll start with findings from RSM’s survey of 275 real estate and construction businesses. Stacy Eden, Head of Real Estate at RSM, will share how the industry is responding to challenges and opportunities across investment, assets, funding and the growing influence of AI, revealing where confidence is returning and how sentiment is shaping strategic decisions. Our technical speakers will focus on the accounting and tax landscape, breaking down the FRS 102 changes effective January 2026 and outlining financial and non-financial impacts for real estate and construction businesses. We will then reflect on the Autumn Budget and the impact on tax and the economy. We will highlight the top legislative changes, tax issues and consultations you need to know, sharing insight on how these developments could influence transactions, structuring and future planning.

About the speakers

Session chair: Ros Rowe, Subject Matter Expert, ICAEW Construction & Real Estate Community
Ros is a chartered accountant and a Non-Executive Director of a housing association. Formerly a Tax Partner at PwC, she has advised construction companies on complex projects including regeneration (King’s Cross and London’s Docklands), PPP/PFI joint ventures for student accommodation, and mixed-use developments. As an adviser to many real estate investment trusts, she worked closely with the government to increase the supply of housing by initiating a framework of tax incentives to regenerate brownfield sites.

Stacy Eden, Head of Real Estate, Audit Partner, RSM
Stacy is RSM's Head of Real Estate and an experienced Audit Partner, providing expert advice to a wide range of clients across both commercial and residential real estate. With significant experience working with real estate companies and partnerships managing assets up to £2bn, Stacy offers specialised guidance in the commercial, transactions and taxation aspects of real estate. Stacy speaks at a variety of real estate seminars and conferences and writes regularly in the press. 

Sarah Waddington, Financial Reporting Expert, RSM
Sarah is an experienced financial reporting expert based in RSM’s London office, where she leads the local financial accounting and advisory specialist team with a focus on supporting clients through disruptive events. With over 25 years’ experience, Sarah brings a wealth of knowledge to the team. Sarah specialises in collaborating cross-functionally with tax and corporate finance teams, supporting clients with acquisitions, restructurings, refinancings, corporate simplifications and cash extractions.

Jordan Blair-Porter, Tax Associate Director, Real Estate and Construction, RSM
Jordan is an Associate Director with over 12 years of experience and a strong track record of advising large corporate clients across a range of complex tax matters. Jordan is part of RSM’s Real Estate and Construction team, specialising in Corporation Tax and land transaction taxes, such as SDLT. His expertise spans transactions, restructuring, and international tax issues, ensuring clients receive strategic and practical solutions tailored to their business needs.
